Step 1: Share your preferences

Step 2: Visits with expert guidance

If (a part of) the selection of houses meets your criteria, you can plan your visit to Oltrepò Pavese and the viewing of the houses you've indicated in consultation with Un Sogno di Casa. Beforehand, we have already checked whether:

  • you are actually buying from the owner and are sure that you will obtain ownership of the real estate
  • there are no legitimate claims from external creditors
  • everything is in order regarding permits, building regulations, and cadastral data
  • the property is structurally sound (consider foundations, load-bearing walls, soil conditions, etc.)
  • the actual sturdiness and quality of the real estate, we check the location of the property and the risks of landslides, and we can advise you on possible improvements.

If we find hidden defects, we check whether they can be repaired and put in order by qualified technicians, and we assess the potential costs. Unpleasant surprises are thus avoided. The viewings are also guaranteed (no last-minute cancellations or other issues) and detailed. Roberto Rampinelli is present and can provide you with expert initial structural assessments, including any necessary renovations and estimated costs. Normally, several days are needed for the viewings. If desired, we can arrange accommodation in a hotel, B&B room, or apartment for you. If necessary, a translator can be present during the viewings of the different houses.

Step 3: The purchase process

If you have made your choice and want to proceed with the purchase of real estate, you can still count on our support, because:

  • we monitor the process to obtain the documents that a notary needs for the transfer, such as municipal zoning plans and permits, cadastral data, and mortgage registers, etc.
  • we can assist you in obtaining a mortgage, if you encounter difficulties having your purchase abroad financed by your own bank, or when Italian mortgage brokers fail to deliver on their promises.
  • we collaborate with several local banks to provide you with the best possible service and avoid unnecessary "bureaucracy" and time loss.

Step 4: Renovation and Management

Once you have found your dream home and completed the purchase, Un Sogno di Casa can assist you in planning and executing any restoration or modifications to the house. We can also help manage it during the times of the year when you are not present. We can do this because:

  • We have a network of the best professionals (electricians, metalworkers, carpenters, builders, plumbers, gardeners, pool maintenance, etc.) if you need them.
  • We personally oversee and monitor the timely progress of all work.
